As owners of 485 Latrobe Street, Lendlease identified an opportunity to enhance the ground plane experience by acquiring the adjacent site at 469 Latrobe Street. This move enabled a precinct-based approach to the public realm, improving connectivity between the assets and providing direct access to the park beyond.

The design’s central theme was to “bring the park inside,” establishing a strong connection to nature while increasing transparency throughout the building. The previously dark and uninviting lobby was reimagined as a light-filled, welcoming space that encouraged tenants to dwell rather than simply pass through. A key goal was to activate the ground plane with a diverse range of spaces for tenants to meet, wait, and work. This would be supported by bookable meeting rooms and a vibrant food and beverage offering.

The design approach centred on allowing Flagstaff Gardens to influence the interior experience. By opening up the arrival area and integrating park views, the design reflected the dense greenery across the street, dissolving the edges of the building to create a seamless transition between interior and exterior. The concept of “Porosity & Permeability” was key, with the ground plane conditions eroded to allow the park to flow into the lobby, supported by porous façade elements and lush landscaping.

Sustainability was also a priority, with biophilic design promoting well-being through connections to nature, improved daylight access, and the introduction of internal and external planters. Additionally, an indigenous arts organization contributed to the design response for Park Street, adding cultural depth to the project.
